The Lake Ray Roberts Land Use Ordinance was approved by a
majority vote of the registered voters of Denton County and adopted by the Denton County
Commissioners Court in December of 1994. The ordinance governs any structures and
land located within the area bounded by the shoreline of Lake Ray Roberts at its take
elevation line of six hundred and forty five feet mean sea level (645 MSL) and a line five
thousand feet (5000) from and following said take line except any land lying within a
cities corporate limits. Please contact the Planning Department to help determine if

The purpose of the district is to promote health, recreation,
safety, morals and general welfare of the Lake Ray Roberts Zone in Denton County. These regulations have
been designed to lessen congestion on roadways, promote fire safety, prevent overcrowding
of land, to avoid undue concentration of population, and to facilitate transportation,
water, sewage, schools, parks and other public requirements.
The Planning & Zoning Commission is made up of eight (8)
members that hear requests for zoning changes, special use permits, recreational park
permits, sign permits, planned development applications and variances. Of these
eight members three (3) must be residents of the affected precincts who own land in the
county and are appointed by the County Judge, one resident of each Commissioner Precinct
that is affected and appointed by that Commissioner, or if only one precinct is affected
the Commissioner shall appoint two, and the Mayor or his designee of each city of which
the city limits or Extraterritorial Jurisdiction (ETJ) includes any part of the Lake
Ray Roberts Land Use District. Meetings of the Commission shall be public and held
at the call of the Chairperson or Vice Chairperson.
